How do I find a corporate commercial tenant on my own as an owner of a 10,000 sq. ft. office/retail

the building is located in Fort Worth, Texas.



It is zoned neighborhood store, and is surrounded by a thousand homes of upperclass working families.



All of the other stores in the shopping center are 100 percent leased.



It is anchored by a Wal-Mart neighborhood store across the street.



The shopping center is mainly rented by healthcare professionals such as a pediatric dentist. Orthodontist. The company HealthSouth, Brooke insurance,



there is a corner store off of a boulevard with a large traffic count which would be suitable for a panda express or another pizza restaurant.



Who do I go to so that they can look at the location to determine whether it is for them?

I have no way of knowing what you do for a living, but imagine someone who works in an entirely different field trying to do your job with some efficiency; in a way that would not end up costing him more money down the road to fix the mess he created. Say, a plumber asking a lawyer where the courthouse is so he can go file his own law suit or a lawyer asking where he can find parts to re-plumb his house.



There are some things that need to be left up to the professionals, and finding a tenant for such a building is one of them. Can you qualify such a tenant? Run credit reports? Ensure their business does not interfere with any language in the other leases? If you have ever had a bad tenant, you will know the difference between handling the eviction yourself and having a professional behind you. One bad tenant can upset the whole building and cost you more time and money than if you had just coughed up a little dough and sought professional help. Have you ever negotiated a commercial lease? Which index do you use to tie your increases with? If you can't answer that question, you need a pro.
